Development Proposal
On Monday, June 13, representatives of Crayton Advisors presented a proposed rooftop penthouse on the existing property at 833 W. Jackson in the 27th Ward. The building is located near 850 W. Jackson (an office building), Jak’s Tap, a parking lot, and other properties owned by Crayton Partners. The penthouse would include a meeting space, media room, and rooftop deck.
The penthouse/deck is being constructed solely for use by the office tenants in the building and nearby office buildings owned by the developer, i.e., it is not for public use (a special use permit would be required to change this intended use). The hours of operation would extend to 11 pm, per City ordinance.
The masonry and glass penthouse will be inset from the building parapet, limiting its visibility from the ground level. The penthouse will be surrounded by the deck, including 3,600 sq ft of green space. This will require the relocation of air conditioning condensers and other existing rooftop equipment.
The current zoning is DX-5 (5.0 FAR) and the developer is proposing a DX-10. Once the rooftop penthouse is installed, it would immediately be rezoned back to its existing zoning.
The developer offered to make a donation to local schools and/or parks in support of this development and their footprint in the West Loop.
A community meeting for this development is being planned for August. Work is intended to commence in October of 2016.
Committee Feedback
The Development Committee (which includes residents from nearby buildings) expressed no concerns about this specific development. However, there was consensus that support of this setback penthouse – which would only be used by office tenants – is not intended to set a precedent for rooftop decks in the West Loop.
Next Steps
The developer will be scheduling a community meeting related to the proposed zoning change.
