During the November NOWL Development Committee meeting, Stuart Kantoff of Belgravia Group presented their next proposed West Loop development, CA-Washington, to be located just south of Harpo Studios and just north of Belgravia’s CA-23 development, between Aberdeen and Carpenter in the existing A&A Automotive lot.
Based on resident support voiced during a community meeting on Oct. 7 at Merit School of Music, the project has already received approval for a zoning change from DX-3 to DX-5. Mr. Kantoff noted that this zoning change is to allow the construction of larger units and will not affect the height of the building, which is proposed to be six stories.
Noting that the project will consist of 70 family-friendly three-bedroom/three-bathroom condos, the committee inquired if Belgravia was considering providing financial support to local schools and/or parks that would see increased use as a result. Mr. Kantoff agreed to discuss this item further based on a more detailed assessment of the anticipated school and green space impacts.
Construction of the project is expected to begin in spring of 2016, with completion by the end of 2017. Committee members asked about the anticipated staging for the work. Although construction details have not yet be established, Mr. Kantoff predicted that Aberdeen and Carpenter would be affected more than Washington.
The NOWL Development Committee is developing a position letter for Ald. Solis based on the community feedback collected to-date.
